Project Information

Residential Building ARIA HOUSE is located in the “Gorna Banya” district, known for its mineral springs and some of the cleanest air in Sofia. Its area is 1,339.39 sq m. A bus stop for line 260 is 10 meters from the building, and the “Gorna Banya” metro station is 750 meters away. It is close to the southern arc of Sofia’s Ring Road. The building offers a park-like environment for all residents, with a dedicated courtyard area, 3 residential levels and one underground level. It includes 8 apartments, 13 underground garages, and 1 parking space. Each apartment also has additional storage space (basement). The ground-floor apartments feature richly landscaped private garden areas for individual use. For residents on the other two levels, a courtyard area is provided for shared use.

 

The façade is ventilated, with stone-wool thermal insulation and finish materials of wood, ceramic, and aluminum composite panels, providing maximum protection against cooling in winter and overheating in summer. The ventilated façade creates an additional air layer that allows the exterior walls to “breathe”.

 

The windows are aluminum with triple glazing and a UV filter – Reynaers CP 130LS monorail and Reynaers Master Line 8. Window placement is aligned with the cardinal directions. The railings are entirely glass, with concealed mounting profiles, making the visual boundary between the interior and the surroundings almost invisible.

 

Winter heating is provided by hydronic underfloor heating connected to an individual gas heat source.

 

All equipment ensuring the building’s climate comfort—gas boilers, outdoor AC units, and others—is located in areas away from everyday access, such as common areas and the roof.

 

Plumbing (water supply and sewerage) installations are executed with a “silent pipes” system.

 

Internal partition walls are built with ceramic elements. The walls between apartments form a “sandwich” of two bricks of different thickness, stone wool, and a sound-insulation membrane. A similar membrane is laid under the floors before the screed, creating a so-called “floating floor”.

 

ARIA HOUSE has access control on all levels, both within the building and in the courtyard.

 

The video intercom system allows remote access control via a smartphone app.

 

All apartment entrance doors are armored, with multiple locking points. CCTV and security/alarm wiring are provided for all units and common areas. A premium 8-person “KONE” elevator is installed.

 

ARIA HOUSE was completed over a two-year period and received its Occupancy Permit (Act 16) on 22.05.2023.
