They determine how much heat is lost during the winter, how much noise enters your home, and how secure you feel inside.
Strength and durability – these are the main characteristics of all-aluminium windows and doors. Aluminium is a stable material that does not deform over time. As a result, the frames can support large dimensions and heavy glazing units. This makes it particularly suitable for panoramic windows and large sliding doors.

Slim profiles – allowing more natural light – the strength of aluminium allows for much narrower frames and a larger glass surface area. Rooms become brighter, while the facade achieves a modern and minimalist appearance.

Weather resistance – aluminium is highly resistant to sunlight, temperature fluctuations, and moisture. It requires minimal maintenance, and the colour of its surface finish remains consistent over the years.

High energy efficiency – modern aluminium systems feature thermal breaks. These are insulating elements integrated into the profiles that reduce heat transfer and help prevent moisture penetration. As a result, excellent thermal insulation is no longer an advantage exclusive to PVC windows and doors.

Environmental sustainability – aluminium can be recycled repeatedly without losing its properties. This is a significant advantage and a forward-thinking choice for future generations.

PVC windows and doors – traditionally, they are more affordable and provide good thermal insulation. However, the profiles are bulkier and require steel reinforcement for larger dimensions. The choice of shapes and colours is more limited, while the material is more sensitive to prolonged exposure to sunlight and temperature fluctuations, making replacement necessary after a certain period.

Aluminium windows and doors with PVC elements – this is a combined solution in which PVC components are incorporated into the structure. Such systems may be more affordable, but their performance depends on the quality of the connection between the two materials. The different rates of thermal expansion and contraction during heating and cooling may affect their durability over time. Builders often market these systems as “aluminium windows and doors”, so if you are planning to purchase a new home, make sure to ask about this detail.

All-aluminium windows and doors – the structure is made from a single primary material and incorporates thermal breaks. It combines strength, slim profiles, and a long service life. This is why it is often the preferred choice for high-end projects where long-term value is a priority.

Windows and doors play a crucial role in the thermal comfort, sound insulation, and security of your home, while replacing them later can be difficult and expensive.

In the Mizia Home project, we use the all-aluminium “Reynaers MasterLine 8” window and door system, combined with specially selected “superior quality” triple glazing with warm-edge spacers. Here are the key benefits of this system:

Excellent thermal insulation with high energy efficiency;

Acoustic insulation of up to 46 dB, significantly reducing external noise;

The system achieves Class 4 air permeability and Class E900 watertightness, preventing draughts and moisture penetration through closed windows. Additional protection is provided by a special vapour-permeable membrane installed on the interior side of the window frames and waterproof sealing tape applied externally between the facade and the frames.

The system offers a very high level of burglary resistance (RC2 and RC3 classes), providing a safer and more secure living environment.

The series can achieve insulation performance suitable for passive houses, making it an excellent choice for modern energy-efficient construction.

The curtain wall facade (ventilated facade or ventilated rainscreen facade) is an innovative exterior system that is integrated directly into the main structure of the building using high-quality aluminium or steel profiles and anchors. The external finishing layer can be made of HPL, ceramic tiles, fibre cement, aluminium panels, metal, stone, etc. It is not rendered directly onto the wall or thermal insulation; instead, insulation and an air cavity are usually installed between the cladding and the wall. The layers arranged in this way allow heat to be dissipated between the external (finishing) layer and the thermal insulation layer (stone wool).

1. Protection from rain

With a ventilated facade, the external cladding acts as a kind of rainscreen, while a ventilated cavity is located behind it. Even if a small amount of water penetrates behind the cladding, it can be drained away or dried out through the cavity.

With a contact facade system, the render is directly exposed to weather conditions.

2. It does not crack in the same way as render

This is one of the practical advantages. A contact facade uses a rigid system consisting of adhesive + mesh + base coat + render. Over time, microcracks, hail damage, detachment, staining and the need for repainting or refurbishment may occur.

With a ventilated facade, the cladding is mechanically fixed and does not rely on a rendered layer as the main external protective element. Of course, it can also suffer damage, but the nature of such damage is different.

3. Sound insulation

Here, the ventilated facade has a major advantage over a standard EPS contact facade, especially if the building is located next to a boulevard, in a noisy neighbourhood, close to a tram or railway line, or includes rooms where quietness is important. The combination of stone wool + solid wall + external cladding provides very good acoustic performance and reduces noise from the surrounding environment.

4. Fire safety

A ventilated facade with stone wool has a significant advantage because stone wool is practically non-combustible. However, there is one important condition – it is not enough simply to have “10 cm of stone wool”. The entire facade system must be designed in accordance with fire safety requirements – including the substructure, anchors, cladding and cavity barriers, exactly as it has been designed and executed at “Mizia Home”. In high-rise buildings, this requirement is particularly important.

Home is not just a place. It is a feeling. Light in the mornings. Silence after a long day. A sense of peace that cannot be seen – only felt.

The interior designer does not simply create a vision. They listen. They capture the rhythm of your daily life, understand your needs, sense the desires that cannot always even be expressed in words. And they transform them into a space created especially for you. Every line, every color, every material has its role – to bring you comfort, ease, and satisfaction. Nothing is accidental. Everything is in its place, designed to serve your way of life.

This is a process in which you are at the center. Your comfort is the guiding principle. Your feeling – the priority. The designer does not impose, but creates together with you. They carefully guide you through the choices, helping you avoid uncertainty and reach harmony. And when everything is complete, what remains is not simply an interior. What remains is a space that understands you. That welcomes you. That makes you feel truly at home.

To achieve a harmonious and cozy home, it is necessary to go through several key stages. In the following lines, we will look at the interior design process step by step – from the initial design to the final realization of the interior.

1. Initial meeting and preparation of the brief

The process begins with a conversation between the client and the interior designer. The goal is to clarify:

the client’s needs;

style preferences;

the lifestyle and habits of the occupants;

the budget and deadlines;

specific requirements or limitations of the space.

The result of this stage is the preparation of a design brief, which serves as the basis for the future project.

2. Surveying and analysis of the space

Next, the designer carries out an architectural survey of the apartment (if accurate drawings are not available). This includes measurements, documenting the rooms, and analysis of:

the functional layout;

natural light;

the existing installations and construction features.

3. Conceptual design and design solutions

Based on the brief and the analysis, a conceptual design is developed, which includes:

functional layout of the rooms;

selected style (Scandinavian, modern, classic, etc.);

inspirational images and collages (so-called mood board);

initial selection of materials and furniture.

The goal is for the client to gain an idea of the overall vision and atmosphere of the future interior.

4. 3D visualizations and technical drawings

After the concept is approved, the process moves on to the detailed design, which includes:

photorealistic 3D visualizations for each room;

technical drawings for flooring, lighting, suspended ceilings, electrical and plumbing installations, custom-made furniture;

specification of materials and furniture, with exact codes, models, and manufacturers.

This stage is crucial for the correct execution of the project by the construction and installation teams.

5. Implementation and designer supervision

After the design is completed, the implementation phase begins, which may include:

selection of contractors and negotiation of offers;

coordination of deliveries;

quality control of the execution;

designer supervision – the designer monitors whether the project is being carried out exactly according to the drawings and visualizations, and corrects any problems or inaccuracies that arise on site.

6. Final stage: Furnishing and decoration

After the rough construction and finishing work is completed, it is time for the pleasant part – furnishing. The following are installed:

furniture, textiles, lighting fixtures;

decorative elements (paintings, vases, plants);

personalized accents that give the home its soul.

Buying an apartment is one of the most important decisions in life. When choosing a property, one question often comes up: should you buy a newly built home or an older apartment? In recent years, the trend has been clear — more and more buyers and investors in Sofia are choosing new buildings that offer better quality, energy efficiency, and stronger long-term value.

Below, we look at five key reasons why new construction is the better choice, supported by practical examples from the capital.

1) Modern technologies and high construction quality

Modern new-build projects in Sofia stand out with:

Energy-efficient façades and windows, which reduce heating and cooling costs.

Next-generation thermal and waterproof insulation, extending the building’s lifespan.

Up-to-date systems and materials — from electrical and plumbing installations to sound insulation and CCTV.

Quality control at every stage of construction.

Older buildings, especially those built before 1990, often have worn-out installations, little or no insulation, and high renovation costs. In newer residential developments in areas such as Ovcha Kupel, Manastirski Livadi, and Vitosha, developers typically apply European standards for sustainability and safety.

2) Functional layouts and contemporary design

New-build homes are designed around today’s lifestyle needs:

Large open-plan living space.

Large windows for natural light.

Efficient layouts with minimal wasted hallway space.

Balconies, French windows, and storage rooms.

In Sofia’s newer districts — such as Krastova Vada, Mladost 4, Druzhba 2, Vitosha, and Ovcha Kupel 2 — investors focus on modern architecture and practical spaces suited to both young families and people working from home.

Example: New buildings in Ovcha Kupel often combine residential areas with retail units, green spaces, and playgrounds. This creates a self-contained micro-environment with everything you need close by.

3) Lower maintenance costs and higher energy efficiency

One of the biggest advantages of new construction is lower energy use and fewer maintenance expenses.

Key reasons include:

High-quality materials with excellent thermal performance.

Windows typically made of PVC or aluminium with triple glazing.

Individual heating systems or metering, which helps control monthly bills.

Lower common-area maintenance costs, because everything is new and major repairs are not needed.

According to real estate professionals, the difference in monthly utility bills between a new and an older home in Sofia can be significant — in some cases, costs in new buildings can be up to 40% lower.

4) Strong investment value and liquidity

New construction offers not only comfort, but also better investment returns.

Why it matters:

Apartments in new buildings are rented out faster and at higher rates.

Demand for modern properties in Sofia continues to grow.

New neighbourhoods with improving infrastructure tend to rise in value every year.

Most sought-after areas for investing in new-build property:

Ovcha Kupel — a fast-developing area with metro access, universities, and proximity to Vitosha Mountain.

Krastova Vada — close to Cherni Vrah Blvd and Paradise Center.

Mladost — Sofia’s technology and business hub.

Manastirski Livadi — popular with young families.

Druzhba 2 — strong connections to the city centre and the airport.

Example: An apartment bought “off-plan” in Ovcha Kupel in 2021 for €95,000 was worth over €130,000 by 2025, supported by improved infrastructure and metro connectivity.

5) Convenient locations and modern infrastructure

In the past, older buildings had one major advantage: a more central location.

Today, however, many new projects in Sofia are concentrated in districts that are developing quickly and offer a higher quality of life.

Examples of fast-growing areas:

Ovcha Kupel — new residential projects, metro, green areas, and universities.

Vitosha and Malinova Dolina — close to the mountain, modern buildings, and improving infrastructure.

Druzhba 2 and the Tsarigradski complex area — quick access to the centre and the airport.

Krastova Vada and Manastirski Livadi — preferred due to proximity to business zones and shopping centres.

Lyulin 9 and 10 — new buildings and upgraded road networks.

Developers in these areas often build gated residential complexes with access control, parking spaces, CCTV, and playgrounds — features that are rarely available in older buildings.

Additional benefits of new construction

The option to buy off-plan — a lower starting price and staged payments.

The ability to choose the floor, orientation, and finishing materials.

Act 16 (occupancy permit) and a developer warranty — peace of mind and security.

Easier mortgage financing — banks often prefer new buildings.

Modern appearance and higher long-term market value.

How to choose the right new-build apartment

Research the developer — review completed projects and client feedback.

Visit the location — check access, noise levels, and infrastructure.

Compare price per square metre in the area.

Request full documentation — building permit, contract terms, and the payment schedule.

Choose the right timing — buying off-plan can bring higher returns, but it requires trust in the developer.

Conclusion

Choosing between a new-build and an older home always depends on your needs and budget, but the facts are clear: new construction in Sofia offers greater security, comfort, and investment potential.

Modern buildings are more energy-efficient, more functional, and located in districts with strong growth prospects.

Neighbourhoods such as Ovcha Kupel, Krastova Vada, Mladost, and Vitosha are becoming the new preferred locations for both living and investment.

If you are looking for a new-build apartment in Sofia, choose a trusted developer with proven quality.

A well-planned purchase today will be more than just a home — it will be a smart investment in the future.

Sustainable construction is no longer a trend, but a necessity. Modern homes combine energy efficiency, smart systems, and quality materials that significantly reduce electricity and heating costs. BG Max shares the key factors for creating a sustainable and cost-effective home.

High-Quality Thermal Insulation

Smart Management Systems (Smart Home)

Automated heating, lighting, and blind-control systems allow control via phone or tablet. They optimize energy consumption and increase comfort at home.

Using Renewable Energy Sources
